The project consists of a 7-story mixed-use structure containing 3,000 sf of retail and 210 apartment units. 3 Levels of below-grade parking contains 252 spaces. It is comprised of 2-levels of ia construction below 5 levels of III-B construction. Total gross interior sf is 226,527. There is lobby and amenity space in addition to the commercial space on the first level. Pedestrian access to the building occurs on Second Avenue. The vehicular parking garage is accessed off the alley.
The exterior of this building breaks down in two ways: brick mass at base, and metal skin above. Each portion of the building has a unique character.
The brick mass anchors us to the streets of Germantown, one of Nashville’s most pedestrian-friendly neighborhoods. Breaking down this brick mass is all about creating inhabitable space off the street. Two large courtyards carve-out from the sidewalk. The first is a semi-public garden courtyard off the retail and restaurant space. The second is a more private pool deck and amenity space that still maintains connection to the street front. Both courtyards feature a lighter material palette.
We’ve designed the lowest residential level to echo the street’s active personality. By carving into the brick mass at the podium level, inhabitable voids bring more life to the already vibrant streets of Germantown. The concrete podium gives the structural flexibility to create truly unique space within the brick mass that provides a more sophisticated architecture.
